In Brentwood Village, Maria's Italian Kitchen's old space still sits empty with a "for rent" sign in the window. A few doors down, the storefront that used to be Roast Deli & Market has its windows papered over, its old website still technically live even though Yelp and the sidewalk both say otherwise.
If you only looked at those two empty windows, you'd assume Brentwood Village was thinning out. It isn't. Over roughly the same stretch of time those two spaces went quiet, four new kitchens opened a few doors away, and every single one of them is an independent concept with a chef's name attached, not a franchise filling square footage because the rent came due. That's the part worth noticing. The easy way for a landlord to fill a dark storefront is a national chain with a marketing budget and a proven foot-traffic model. Barrington Avenue keeps doing the opposite, and the operators picking this specific block could have opened almost anywhere in Los Angeles.

Terroni Brentwood opened this year as the Toronto-founded group's third Los Angeles location, joining its Beverly Boulevard and Larchmont restaurants. The Infatuation's review, filed in July 2026, opened with a line that tells you everything about how predictable this feels by now: the reviewer noted that Brentwood had a new restaurant and that of course it was Italian.
All Roads is the more interesting story, because it spent over a year as a mystery. When the liquor license first went up at 145 S. Barrington in 2023, the only clue was two names on the paperwork, Luca Crestanelli and Roberto Facciolla, both connected to the Toscana Restaurant Group. Locals guessed deli, given the window display. It turned out to be a Roman pinsa concept, with Crestanelli running the kitchen alongside chefs Marco Longinotti and Justino Quirino, serving a dough made from a rice, soy and wheat flour blend fermented for texture rather than the usual Neapolitan approach. As recently as August 27, All Roads was still hosting a four-course Antinori wine dinner, and one OpenTable reviewer flagged something that matters if you're actually planning to eat there: the restaurant validates parking in the VA lot across the street, calling it "an unheard of treat in Brentwood."
The Wilkes took the hardest space on the block. 148 S. Barrington had been the Brentwood Restaurant & Lounge for years, then briefly Baja Norte, then sat gutted long enough that a Brentwood News reader tracking the liquor license filing could only confirm a name, Dana Slatkin, who also runs Violet in Westwood. By December 2025, that same outlet ran a first-person account of a birthday dinner there, describing a clean, modern room named for the architect who designed the building back in the 1950s, at the corner where Barrington Avenue meets Barrington Place across from the post office. The space had a real history to live up to, and it opened anyway. Today, it's already one of the block's steadier tables.
Two more moves are still in motion rather than finished. Sushi Miyagi filed for the corner space that used to be Café Brentwood, at 150 S. Barrington, though little else about the concept has surfaced yet. Hank's Bagels, which already has locations in Burbank and Sherman Oaks, put window decals up in the old Yu Cake spot on Barrington Court. Neither has a confirmed opening date as of this month, which means the next few weeks are the window to actually watch them arrive rather than read about it after the fact.
What Stayed Matters As Much As What Changed
It would be easy to read four openings and two closures as a full turnover, but that's not what happened here. Peppone and Divino, both long-running Italian spots on the same stretch, are still open and still described by longtime residents as the places they'd default to on a Tuesday. The block didn't get replaced. It got denser. You can now walk from Terroni to All Roads to Peppone to Divino without crossing a street, four kitchens working the same cuisine with four completely different pedigrees, and none of them competing for the exact same table.
That density is the thing a drive-by doesn't tell you. A single new Italian restaurant reads as one more option. Four of them clustered on the same two blocks, arriving within a few years of each other, reads as operators deciding this specific stretch of Brentwood Village is worth the bet even with an empty storefront sitting right next to their front door.
Planning an Actual Night Out
If you're deciding where to go this week rather than reading this for the trivia, a few practical notes matter more than the history:
- All Roads validates parking across the street in the VA lot, which is genuinely rare for this stretch of the Village and worth using if you're driving in.
- The Wilkes sits at the corner where Barrington Avenue and Barrington Place meet, directly across from the post office, which makes it the easiest of the new spots to find on a first visit.
- For the Win, a smash burger spot that opened next to the UPS Store, is the closest thing on the block to a fast, no-reservation option if you're not in the mood for a full sit-down Italian meal.
- Maria's old space and the former Roast Deli spot are both still vacant, so don't plan around either one still being there.
The Block Isn't Finished
Sushi Miyagi and Hank's Bagels are the two names worth checking back on. Filing a liquor license or papering a window is not the same as opening the doors, and both spaces have sat in a holding pattern before. If either one lands in the coming months, Barrington Avenue will have absorbed close to half a dozen storefront turnovers since the first liquor license applications went in back in 2023, without a single chain restaurant among them, which is a harder streak to keep up the longer it runs.
For a neighborhood that already had Peppone and Divino as its steady answer to "where should we eat tonight," the recent wave of openings added real competition for that title rather than just more square footage. That's worth knowing whether you've lived on this block for twenty years or you're just trying to figure out where to park on a Friday night.
